First Time Home Buyer Perks

Sometimes pulling somebody's credit can feel like I'm tossing dice at the craps table. There are some larger credit events that have specific waiting periods, so let's run through those. If you have a foreclosure conventional loans, you are seven years before you can get another loan. FHA and USDA, it's three and VA for those veterans, it's only two. If you have a short sale, conventional is going to make you wait four years. FHA and USDA 3 VA is going to vary a bit but, let's use three as a rule of thumb. Chapter seven bankruptcy conventional again your four years. FHA and VA, only two. USDA is three Chapter 13 Bankruptcy, it's two years unconventional. FHA USDA and VA, it's one with court permission. It's part of the service that I offer. I have a credit expert at the ready, Stephen Roberts. He is amazing absolute best in the business. Do not be afraid of your credit. What are your options if you appraise over value? You've got the down the road benefit that's obvious right? You have Instant Equity at closing. With that Instant Equity, you can get rid of PMI quicker because your loan to value is lower or you could open up a home equity line but how do I use that right now at the closing table in the transaction? The only way to do that is to renegotiate with the seller on a higher purchase price and then tuck in a seller credit that's going to save you a ton of cash by rolling those closing costs into the loan. You've got a minimal change to your payment per month. It's usually less than $50. USDA loans are going to let you do this without a contract addendum. HUD has some REO options where you can tuck in repair escrows but that's it there you go. Save yourself some cash for down the road. Tuck it into the loan. That's it always trying to bring you the best information. Remember, my team moves very fast to keep you very competitive.

Today we're talking about stable versus variable income. I have rescued many loans where the loan officer just did not calculate income correctly. So let's talk about it. Stable income is guaranteed by the employer. I would describe this as extremely predictable. It has some kind of minimum hours to it and if you work less than those minimum the employer is making up that difference with PTO. Variable income is not guaranteed by the employer. Some of the obvious are commission, bonus, overtime, self-employment, and employment by contract. Some of the less obvious are a nurse who works per diem or a counselor who might work by billable hours or you just have somebody who's taking so much time off that their PTO isn't enough to make sure that they're always consistent with that pay stub. Those are a problem. Stable income is very easy to calculate. Variable income is not so easy to calculate. It can derail your loan approval. There's a lot more documentation, a lot more history receipt, and income averaging and a lot of times you're taking whatever that year to date is and averaging it through to make sure, That's what underwriting is going to look. If you think that you're on variable income or there might be an issue, you're going to need an expert. Give me a call. Clear to close in under 30. My team moves fast.
